What is BrokerIA?
BrokerIA is a multi-tenant SaaS platform for real estate customer service, marketing, sales and rentals. It combines a CRM, an AI WhatsApp bot (BIA), an AI assistant for agents (Donna), Meta Ads and Google Ads (Pixel), portal integrations (Link), AI management (Jota) and financial intelligence (Karla) for agents, brokerages, developers and land developers. It is built in Brazil and sold internationally in US dollars.
How much does BrokerIA cost?
7-day free trial (card required, no charge until day 7). Scale: US$ 399/month on the annual plan (US$ 449.99 on flexible monthly billing), ideal for brokerages with 10+ agents, with up to 25 users (each extra user US$ 9.99/month): BIA on WhatsApp 24/7, Link with listing portals, website, 500 AI conversations/month with BIA, 400 BrokerCredits, Pixel, automations and commissions. Scale Pro: US$ 899/month on the annual plan (US$ 1,009.99 monthly) with unlimited users, Donna for every agent, Jota, BrokerIA Brain and multi-WhatsApp, 750 AI conversations and 1,000 BrokerCredits. Enterprise on request. Independent agents: Solo, US$ 14.99/month. No implementation fee on international plans.
Does BrokerIA charge an implementation fee?
Not on international (US dollar) plans. Donna, the AI assistant, sets everything up with you inside the platform: official WhatsApp, channels, portfolio, team, pipeline, lead roulette and BIA with your agency's rules. On Enterprise, onboarding is assisted and agreed in the proposal.
How does BrokerIA's AI WhatsApp bot work?
BIA talks to customers through the official Meta Cloud API, detects the lead's intent, shows real listings from the portfolio, simulates financing and books visits. For rentals it qualifies budget, guarantee and move-in date without mixing in financing. It hands over to the agent at the configured moment.
Does BrokerIA replace my current CRM?
Yes. CRM, lead response, operations and marketing in one place, and the AI updates the pipeline automatically. For those keeping a legacy CRM there are two-way integrations with CV CRM, Anapro, Facilita and Tecimob.
Does BrokerIA integrate with Meta Ads and Google Ads?
Yes. BrokerAds creates and manages campaigns on Facebook, Instagram and Google Ads, connects Lead Ads forms to the CRM and sends conversions through CAPI with attribution down to the closed deal. The Pixel agent is available from the Scale plan.
Does BrokerIA serve rental agencies?
Yes. BIA qualifies tenants (rent range, guarantee, move-in date, pets), the website has a rental showcase and an owner-acquisition landing page, and the pipeline keeps rentals separate from sales. Portfolio management (billing, payouts, inspections) stays in the agency's property management system.
Is there a free trial?
Yes. A 7-day trial to try the platform before paying. A card is required at signup and nothing is charged until day 7; cancel anytime before that.
How does BrokerIA protect customer data?
Multi-tenant isolation with Row Level Security in Postgres (Supabase), encryption in transit and at rest and access audit logs, compliant with Brazil's LGPD. Each agency's data is logically isolated.
How many users can I have? Do I pay per agent?
It depends on the plan. Scale includes up to 25 users; above that, each extra user costs US$ 9.99/month. Scale Pro has unlimited users: register the whole team and everyone uses Donna at no extra cost. Enterprise is tailored for developers, franchises and groups.
What is an AI conversation?
It is the AI serving one contact on WhatsApp. The conversation starts with BIA's first reply and lasts a fixed 30-day window: new messages from that contact within the window don't use another conversation. Monthly allowance: Scale 500 conversations and Scale Pro 750. Donna on WhatsApp uses the same allowance as BIA; leads sitting in the CRM and human conversations don't count.
What are BrokerCredits?
Credits for the agents' smart actions — analyses, reports, campaigns. They don't pay for AI conversations. Included per month: Scale 400 and Scale Pro 1,000. One-off packs in the app never expire: 100 for US$ 3, 500 for US$ 15, 1,500 for US$ 45.
How do I distribute leads among agents automatically?
BrokerIA's Lead Roulette distributes by round-robin, performance weight, on-duty hours or region. The agent gets a WhatsApp notification and the response SLA is monitored.
Does BrokerIA use Twilio or the Meta Cloud API?
Only the official Meta Cloud API for WhatsApp in production. WhatsApp conversation fees are billed by Meta in the customer's Business Manager.
Does BrokerIA integrate with listing portals?
Yes. Link generates the XML feed in the VrSync standard, publishes the inventory to the portals (OLX, ZAP Imóveis, VivaReal and 240+ portals via feed) and the leads come into the CRM automatically, deduplicated and distributed.
Does it work for resale properties, or only new developments?
Both. Besides developers' and land developers' launches, you register resale and third-party properties in the CRM, with a showcase on the website, a hotsite per property and the same AI assistant. Each property has its own reference code.
Does BrokerIA's bot make up property information?
No. BIA only sends information that is in the property's or development's real record. If it doesn't know, it asks or escalates to the agent.
How fast does the operation get running?
Fast. Channels, team and portfolio are connected in one setup session; once the basic rules are defined, the pipeline runs and the numbers show up in the cockpit.
What if my AI conversation allowance runs out?
You buy an AI Conversations pack in the app, valid in the billing cycle you buy it. Without allowance or a pack, BIA doesn't open new conversations — the open ones continue — and the agent takes over. BrokerCredits don't pay for conversations.
In which currency is BrokerIA billed outside Brazil?
In US dollars, by card through Stripe, at business prices (not an exchange-rate conversion): Scale from US$ 399/month, Scale Pro from US$ 899/month and Solo US$ 14.99/month. Customers in Brazil pay in reais.
Does BrokerIA work outside Brazil?
Yes, with US dollar billing. WhatsApp (Meta Cloud API), the CRM, the AI squad, Meta Ads and Google Ads work in any country. Some integrations are specific to the Brazilian market: Brazilian listing portals (OLX, ZAP, VivaReal), CV CRM and the Minha Casa Minha Vida financing rules.
